Staybridge Suites monument signage in Oxnard, California makes a lasting impression.

1 – Increased Visibility & Brand Recognition

Positioned at eye level, monument signs make it easier for customers and visitors to locate your business. This 24/7 visibility reinforces brand identity and helps establish your location.

2 – Professional & Prestigious Appearance

The low-profile design of monument signage—often crafted from sturdy materials—conveys permanence. Businesses with monument signs project an image of credibility and stability.

3 – Customization for Unique Branding

Add logos, dimensional lettering, custom color schemes, LED illumination, or digital displays. This versatility ensures your monument sign reflects your brands personality.

4 – Durability & Weather Resistance

Made from materials like concrete, brick, and stone, these signs can withstand harsh weather conditions for years—even decades—when well-maintained.

5 – Wayfinding & Navigation Assistance

Monument signs are critical for large complexes, shopping centers, hospitals, universities, and residential communities. Clear signage simplifies directions and reduces confusion.

6 – Nighttime Visibility

Illumination options—such as backlit panels, LED lighting, and halo-lit lettering—ensure your business remains visible after dark, enhancing both curb appeal and security.

7 – Compliance with Local Zoning Regulations

Many municipalities favor monument signs over taller pylon signs or billboards. Their lower height often meets local zoning requirements and community aesthetic guidelines more easily.

8 – Long-Term Cost Effectiveness

Monument signs are one-time investments that provide continuous exposure without monthly advertising fees. Their longevity translates to a better return on investment over time.

Monument Sign Design: 5 Key Factors

A well-designed monument sign enhances visibility, brand recognition, and impact. Consider these factors:

1 – Size & Scale

The sign should be large enough to be visible from the road without overwhelming the property. Check zoning regulations for height and width restrictions.

2 – Colors & Fonts

Use high-contrast color schemes for readability and avoid overly decorative fonts. Ensure the design aligns with your brand identity.

3 – Logos & Graphics

Keep logos proportional, use simple yet meaningful graphics, and maintain consistency with your branding and marketing materials.

4 – Lighting & Illumination

Consider backlit, halo-lit, or LED lighting for 24/7 visibility. Digital displays allow for dynamic content updates and improved nighttime readability.

5 – Placement & Landscaping

Position the sign unobstructed by trees or structures, and enhance curb appeal with landscaping elements like shrubs and decorative rocks. Ensure safe placement away from traffic or pedestrian pathways.

Monument Signage FAQs

Q: What is the difference between a freestanding sign and a monument sign?

A: A freestanding sign is any sign that stands on its own, supported by a structure rather than attached to a building. This includes pylon signs, post and panel signs, and monument signs.

A monument sign is a specific type of freestanding sign, typically low-profile, permanent, and made from durable materials like stone, brick, or metal, offering a professional, ground-level appearance.

Q: What is the difference between monument and pylon signs?

A: Monument signs are low-profile, typically 3–8 feet tall, designed for eye-level visibility and a professional appearance, making them ideal for corporate offices, schools, and residential communities.

In contrast, pylon signsare much taller (often 20+ feet) and built for long-distance visibility, commonly used by gas stations and hotels near highways.

Q: What is the difference between a marquee sign and a monument sign?

A: Monument signs are static, low-profile structures that provide permanent branding and are typically made from brick, stone, or metal. They are designed for long-term visibility and blend seamlessly with their surroundings.

Marquee signs, however, feature changeable letter boards or digital displays, making them ideal for theaters, churches, and event venues that frequently update messages. They offer a more dynamic way to communicate promotions, schedules, or announcements compared to monument signs.

Q: What is the difference between a post and panel sign and a monument sign?

A: Monument signs are permanent, durable structures made from brick, stone, or metal, designed for long-term branding and high visibility.

Post and panel signs are lighter, temporary, and cost-effective, often used for directional signage, real estate, or construction sites. They typically rely on external lighting, while monument signs can have built-in illumination.

The Complete Guide to Hanging Signs: Styles, Ideas & What to Know

If your business gets foot traffic, a hanging signis one of the best ways to get noticed. These signs are designed to catch the eye of people walking by—and when done right, they make a strong first impression.

In this guide, we’ll break down what hanging signs are, how they differ from blade signs, and what options you haveif you’re considering getting one custom-made.

What Is a Hanging Sign?

A hanging sign is a type of sign that sticks out from a wall or hangs down from a bracket, post, or ceiling. You’ll usually see them mounted perpendicular to a building, so they’re easy to spot from the sidewalk.

They work great in walkable areas like downtowns, shopping districts, and mixed-use centers.

They’re also super versatile—good for storefronts, lobbies, events, and even directional signage.

Blade Sign vs. Hanging Sign: What’s the Difference?

People often use the terms interchangeably, and there’s definitely overlap. But here’s the breakdown:

– Blade signsare typically rigid and mounted directly to a building. They don’t swing or move.

– Hanging signs can include blade signs but also cover signs that hang from chains or brackets and may have some motion.

In short, all blade signs are hanging signs, but not all hanging signs are blade signs.

For example, a traditional carved wood sign that swings gently from a decorative bracket would be considered a hanging sign, while a fixed, double-sided panel mounted perpendicular to the wall fits the blade sign category.

Installing a Hanging Sign

Once your design is finalized, the next step is getting it up safelyand in compliance.

Installing a hanging sign might seem straightforward—but there’s more to it than picking a bracket and drilling into the wall. You’ve got to think about the surface you’re mounting to, how much the sign weighs, whether it’s exposed to wind, and what your city requires for permits and placement.

That’s why most businesses leave this part to the pros.

At Dave’s Signs,we handle everything behind the scenes—site surveys, permits, hardware, and installation—so your sign isn’t just secure, it’s also up to code and built to last.

Fluid State halo-lit channel letters wraps the old bank building in downtown Ventura, CA.

As you may have noticed, halo-lit channel letters are some of the most popular types of signage for every industry.

No off-the-shelf sign will make your brand stand out better than a custom-made Halo-Lit Channel Letter Sign.

Check out the sign we did for Fluid State. They’re located in a historic bank building in downtown Ventura. They wanted something unique to grab attention, so we wrapped the sign around the corner of the building and lit it up with LED lights.

Since the building is on a corner, the sign can be seen around the block. However, if you are passing by up close, you’ll want to go around the restaurant to see the whole sign. Now that’s getting attention!

Note that the commercial business signs cost for illuminated signs can fit in your budget, too, with prices depending on the size of the sign you choose and the lighting method.

7) Front-lit Channel Letters – Regency Theatres

Front lit channel letters, like this one in Agoura Hills, CA really stand out to passersby on the 101 freeway.

8) Custom LED Logo Sign – Pandora

Small businesses can't go wrong with custom LED logo signs like this exterior sign for Pandora.

Small businesses can’t lose with custom LED logo signs like this exterior sign for Pandora.

Custom signs like LED Logo Signs are great for every industry. Companies use them outside their store, on monument signs, pole signs, and more. The best thing about these signs is the quality of the lighting – they’re beautiful.

We can make Channel Letter Signs in several styles, such as front-lit (the most common), halo-lit, front/back-lit, and open-face-lit channel letters.

Our top pick here is a glowing Halo-Lit Channel Letter sign using LED lighting that we did for the jewelry retailer Pandora.

9) Externally Lit 3D Acrylic Sign – ACH Mechanical Contractors, Inc.

Externally lit 3D exterior signs are budget-friendly and look great, even with just your company name or logo.

Externally lit 3D exterior signs are budget-friendly and look great, even with just your company name or logo.

Small businesses don’t always have the budget for fancy. 3D Signs or Dimensional Letter signs look fantastic and professional without the higher cost.

The good news is that they can be lit up with external lighting, as we did for ACH Mechanical Contractors, Inc. We designed this acrylic 3D sign for ACH and mounted it to the wall on the outside of the building. We lit it up using classic barn lighting. It looks great on the brick. Plus, anyone driving by at night sees it, too.

10) Custom Marquee Lighted Signs – Garry Marshall Theatre

11) Illuminated Cabinet Signs or Lightbox Signs

Wait, there’s one more! Let’s not forget the ever-popular and budget-friendly Cabinet or Lightbox Sign.

Another great option is an illuminated lightbox sign like this one for The Kimpton Goodland Hotel in Goleta, CA.

Another great option is an illuminated lightbox sign like this one for The Kimpton Goodland Hotel in Goleta, CA.

Lightbox Signs or Cabinet Signs are illuminated signs that typically use fluorescent or LED lamps to provide a bright and eye-catching display. You can typically find Lightbox Signs in storefronts, retail spaces, hotels, and just about every gas station. They are usually made from an aluminum frame with a translucent graphic face to make the design visible from both sides.

Monument signs like the one below are similar free standing business signs that function the same way as cabinet and lightbox signs. You can light monument signs with LEDS, neon or barn lighting to give your brand some serious mojo.

Benefits include:

  1. High Visibility: Lightbox Signs are highly visible due to their bright display, making them ideal for drawing attention to your business.
  2. Customization Options: We can design Lightbox Signs to fit any space or message. They come in a variety of shapes and sizes.
  3. Durability: Lightbox Signs are weather-resistant and have a long lifespan, making them a great investment for businesses wanting to get maximum value out of their signage.

Another nice thing about Lightbox Signs is that if a tenant moves out, the cost to update the sign for the new occupant is minimal since you are only changing the face.

When it comes to advertising, it’s essential to consider the impact of lighted and unlighted signs in your strategy. Lighted business signs, in particular, offer 24/7 visibility for your business, a benefit that unlit signs simply can’t match.

While unlighted signs may look appealing during the day, studies have consistently shown that illuminated signs draw attention more quickly and leave a lasting impression compared to non-illuminated designs.

Whether you choose a super sophisticated sign with a custom design using multiple lighting technologies or a simple dimensional letter sign with external lighting. We recommend you build your brand recognition by creating an eye-catching and more memorable customer experience that a lighted business sign provides.

3 Multi-Tenant Sign Designs That Attract More Tenants

Eye-catching, multi-tenant signage designs make a huge impact and attract more tenants. Typically seen outside of a business, they are a critical component in promoting commercial properties with multiple tenants in one physical location.

Dave’s Signs has put together the following guide showcasing some of the best custom multi-tenant signs we’ve designed and installed.

But first, let’s discuss the difference between multi-tenant signs and directory signs since they look very similar.

Multi-Tenant Signs vs. Directory Signs

Multi-tenant signs and directory signs are often confused with one another, but they serve distinct purposes.

Cabrillo Business Park directory sign in Goleta, California helps people find their way.
Cabrillo Business Park directory sign in Goleta, California helps people find their way.

Directory signs are typically used in shopping malls and business parks to help customers navigate and find specific businesses. They usually have a fixed number of display spaces that are regularly updated as new businesses move in or out.

In contrast, multi-tenant signs are large, freestanding signs with multiple tenant panels, each displaying the name of a business or tenant in the complex.

While both types of signs have removable panels for easy updates, their primary function differs. Multi-tenant signs focus on showcasing the various businesses within a complex, whereas directory signs provide wayfinding information to help customers locate specific businesses.

Design Options for Multi-Tenant Signs

When it comes to designing multi-tenant signs, there are various options to consider. The design team at Dave’s Signscan work with you to create a custom sign that meets your business needs and complies with local zoning ordinances. Here are some design options to consider:

This pylon-mounted multi-tenant sign in the Ventura Marina features a design inspired by a fisherman's wharf theme.

  • Pylon Sign Mounted: These signs are tall and wide, ensuring maximum visibility for each business listed. They are ideal for shopping centers and office buildings with multiple tenants.
  • Monument Multi-Tenant Signs: These signs are stylish and cost-effective, making them perfect for promoting office parks or shops. They can be crafted from a variety of materials, including wood and masonry, to give a professional and rustic touch.
  • Custom Designs: Our design team can create custom multi-tenant signs that reflect your brand and business needs. We can incorporate impactful signage featuring your tenants, key design features, and other elements that enhance the appeal of your property.
  • Digital Displays: Consider adding digital displays to your multi-tenant sign to showcase sales, special events, and other important information. This can help attract more customers and increase marketing reach for your tenants.

Outdoor Multi-Tenant Signs vs. Directory  Signs

351 Hitchcock Way office directory post and panel sign in Santa Barbara, California.

Outside Multi-Tenant Signs and Directory Signs can look similar, but their functions differ.

Businesses in shopping malls and business parks use directory signs like the one we did above to stand out and grow their brand. They also act as Wayfinding Signs for occupants. The sign has a set amount of display spaces. As new businesses are introduced or depart, the display spaces are regularly updated.

Comparatively, a multi-tenant sign is large, with freestanding signage made up of divided tenant panels in sections. Unlike Directory Signs, they typically tell you what tenant, business, etc is in the complex – not where you can find them.

Since the panels in both types of signs are removable, changing a name is easy. Multi-tenant signs often feature multiple signage cabinets to display the names of various businesses prominently.

3 Custom Designs Highlighted: Pylon & Monument

Depending on your business needs and zoning ordinances, Dave’s Signs can create your custom multi-tenant sign in many designs and ways. Here are a few to consider:

Neon Sign Design

The process starts with your initial idea. You may have a specific image in mind or a text style you love. We take your concept and work closely with you to refine it.

Our professionaldesigners will create a mock-up of how your sign will look. This step involves selecting the right colors, sizes, and shapes that best represent your brand and fit your intended spaces.

Collaboration

At Dave’s Signs, collaboration is key to ensuring that the final product matches your expectations. We work with you through the entire design process.

This includes multiple feedback sessions, during which you can see the progress and make adjustments as needed before we start fabricating.

Our goal is to ensure that when your neon sign lights up, it’s exactly what you envisioned.

From Design to Fabrication

Once the design is approved, we start fabrication, which involves a meticulous process in which glass tubes are carefully bent and shaped to match the design.

These tubes are then filled with gases like neon or argon, which emit bright colors when electrified, creating the sign’s vibrant glow.

The final step involves sealing the tubes and installing the electrical components to ensure the sign operates safely and efficiently, making it ready to catch the eye of passersby.

LED Neon Signs vs Traditional Neon Tube Lighting

When considering signage options, businesses often weigh the benefits of LED neon against traditional neon tubes. Each has its advantages and disadvantages, depending on factors like durability, energy efficiency, and aesthetic appeal.

Traditional Glass Neon Tubes

Glass tubes have been around since the early 20th century and are known for their vibrant, warm glow that comes from the ionization of gas within a glass tube. This glow is unmistakable and often associated with a retro aesthetic that many find appealing.

Traditional neon is extremely versatile in terms of shaping and coloring; it can be bent into almost any form, offering a unique customization that LEDs struggle to match.

However, traditional neon signs require a higher voltage and consume more power than LEDs. They are also more fragile due to their glass composition and are more expensive to repair and maintain.

LED Neon Lights

LED, on the other hand, represents modern technology in signage. LED neon uses light-emitting diodes (LEDs) housed within a flexible plastic strip called LED neon flex that can mimic the look of traditional neon.

While LED neon might not have the exact light quality of traditional glass neon, it offers greater energy efficiency, using up to 80% less energy than traditional neon.

Additionally, LED neon is more durable, less prone to breaking, and easier to install. It also typically has a longer lifespan, reducing the frequency of replacements.

LED neon signs use the latest neon flex technology for low energy consumption. This Regency sign is an LED neon sign in Santa Paula, CA by Dave's Signs.
LED neon signs use the latest neon flex technology for low energy consumption. This Santa Paula Regency sign was made using LED neon.

The choice between traditional neon and LED neon often comes down to the specific needs and preferences of the business. If authenticity and a classic look are paramount, traditional neon might be the better choice.

For businesses looking for a more sustainable, durable, and cost-effective solution, LED neon could be the way to go.

In summary, traditional neon offers an authentic glow and customization that is perfect for a vintage look, while LED neon provides a modern, practical, and versatile alternative that is easier to maintain and operate. The choice is yours!
