In a city as vibrant and competitive as Los Angeles, standing out is everything. One of the best ways to capture attention is with channel letter signs. These bold, three-dimensional letters light up your brand day and night.

At Dave’s Signs, we’ve been creating custom channel letters in Los Angeles since 1992. Our illuminated signs combine style, visibility, and long-lasting durability.

From restaurants in Downtown LA to boutiques in Santa Monica to offices in Studio City, we design, fabricate, and install signage that gets noticed. Whether you need illuminated channel letters or non-illuminated channel letter signs, we’ll make sure your business shines and leaves a lasting impression on everyone who passes by.

What are Channel Letter Signs?

Channel letter signs are three-dimensional, individually cut characters that can be illuminated or non-illuminated, depending on your design needs. Each letter is custom-built from durable metal or acrylic materials and mounted directly to your building’s façade for a clean, professional look.

Illumination Options

Illuminated channel letters use energy-efficient LED modules or traditional neon to make your sign stand out day and night.

Common lighting styles include:

  • Front-Lit: Light shines through the letter faces for bright, high-visibility signage.
  • Back-Lit (Halo-Lit): Light glows from behind each letter, creating a soft, elegant halo effect.
  • Side-Lit: Light emits through the letter sides while the faces remain opaque.
  • Fully Illuminated: Light radiates through both the faces and sides for maximum impact.

Non-illuminated channel letters deliver the same professional, three-dimensional look—perfect for properties that already have exterior lighting or want a classic daytime appearance.

Whether you’re using LED illumination for your storefront in Downtown LA or choosing classic neon lighting, your sign will shine with clarity and style.

If you prefer a sleek, non-lit design for your office in Burbank, channel letter signs still deliver the same craftsmanship, visibility, and lasting branding power.

Mounting Options for Channel Letter Signs

There are several ways to mount channel letter signs, and the right method depends on your building’s design, landlord requirements, and desired look. The most common mounting types used for channel letter signs in Greater Los Angeles are flushraceway, and wireway mounts.

Flush (Direct) Mount

Flush mounting is the most common option. Each letter attaches directly to the building façade, creating a clean, professional appearance that blends seamlessly with the architecture.

All wiring and power components are hidden behind the wall, keeping the focus on your illuminated logo or business name.

Flora in Los Angeles uses a flush mount for their illuminated channel letter sign. You can't see it, but the wiring is behind the sign.

Raceway Mount

A raceway is a narrow metal box that holds the wiring and power supply for the letters.

This mounting method reduces the number of holes drilled into the wall and simplifies installation and maintenance—one reason many Los Angeles property managers prefer it.

We typically paint raceways to match the building or sign band so they blend with your storefront design.

Wireway Mount

Wireways are similar to raceways but larger and more versatile. They house all electrical components while also serving as a sturdy backdrop for the letters.

They conceal all wiring and can be color-matched to your building’s surface or monument structure. Wireways offer a refined, integrated appearance ideal for modern retail and office façades.

These letters illuminate from the front, making your logo bright, bold, and easy to read from a distance. Restaurants, retail shops, and offices often choose this style for its dependable visibility and professional appearance.

Halo-Lit (Reverse-Lit) Channel Letters

When it comes to advertising, it’s essential to consider the impact of lighted and unlighted signs in your strategy. Lighted business signs, in particular, offer 24/7 visibility for your business, a benefit that unlit signs simply can’t match.

While unlighted signs may look appealing during the day, studies have consistently shown that illuminated signs draw attention more quickly and leave a lasting impression compared to non-illuminated designs.

Whether you choose a super sophisticated sign with a custom design using multiple lighting technologies or a simple dimensional letter sign with external lighting. We recommend you build your brand recognition by creating an eye-catching and more memorable customer experience that a lighted business sign provides.

3 Multi-Tenant Sign Designs That Attract More Tenants

Eye-catching, multi-tenant signage designs make a huge impact and attract more tenants. Typically seen outside of a business, they are a critical component in promoting commercial properties with multiple tenants in one physical location.

Dave’s Signs has put together the following guide showcasing some of the best custom multi-tenant signs we’ve designed and installed.

But first, let’s discuss the difference between multi-tenant signs and directory signs since they look very similar.

Multi-Tenant Signs vs. Directory Signs

Multi-tenant signs and directory signs are often confused with one another, but they serve distinct purposes.

Cabrillo Business Park directory sign in Goleta, California helps people find their way.
Cabrillo Business Park directory sign in Goleta, California helps people find their way.

Directory signs are typically used in shopping malls and business parks to help customers navigate and find specific businesses. They usually have a fixed number of display spaces that are regularly updated as new businesses move in or out.

In contrast, multi-tenant signs are large, freestanding signs with multiple tenant panels, each displaying the name of a business or tenant in the complex.

While both types of signs have removable panels for easy updates, their primary function differs. Multi-tenant signs focus on showcasing the various businesses within a complex, whereas directory signs provide wayfinding information to help customers locate specific businesses.

Design Options for Multi-Tenant Signs

When it comes to designing multi-tenant signs, there are various options to consider. The design team at Dave’s Signs can work with you to create a custom sign that meets your business needs and complies with local zoning ordinances. Here are some design options to consider:

Outdoor Multi-Tenant Signs vs.Directory Signs

351 Hitchcock Way office directory post and panel sign in Santa Barbara, California.
351 Hitchcock Way office directory post and panel sign in Santa Barbara, California.

Outside Multi-Tenant Signs and Directory Signs can look similar, but their functions differ.

Businesses in shopping malls and business parks use directory signs like the one we did above to stand out and grow their brand. They also act as Wayfinding Signs for occupants. The sign has a set amount of display spaces. As new businesses are introduced or depart, the display spaces are regularly updated.

Comparatively, a multi-tenant sign is large, with freestanding signage made up of divided tenant panels in sections. Unlike Directory Signs, they typically tell you what tenant, business, etc is in the complex – not where you can find them.

Since the panels in both types of signs are removable, changing a name is easy. Multi-tenant signs often feature multiple signage cabinets to display the names of various businesses prominently.

3 Custom Designs Highlighted: Pylon & Monument

Depending on your business needs and zoning ordinances, Dave’s Signs can create your custom multi-tenant sign in many designs and ways. Here are a few to consider:

By choosing neon, you’re investing in a sign that does more than inform—it engages and captivates.

Whether you want to draw in new customers or make a lasting impression, neon signs are a bright idea for any business.

How We Make Neon Signs

Creating a neon sign is an exciting journey that begins with your vision and ends with a stunning piece that lights up your business.

Let’s walk through the steps in making your neon signs, emphasizing the importance of collaboration and providing some inspiring examples.

Neon Sign Design

The process starts with your initial idea. You may have a specific image in mind or a text style you love. We take your concept and work closely with you to refine it.

Our professionaldesigners will create a mock-up of how your sign will look. This step involves selecting the right colors, sizes, and shapes that best represent your brand and fit your intended spaces.

Collaboration

At Dave’s Signs, collaboration is key to ensuring that the final product matches your expectations. We work with you through the entire design process.

This includes multiple feedback sessions, during which you can see the progress and make adjustments as needed before we start fabricating.

Our goal is to ensure that when your neon sign lights up, it’s exactly what you envisioned.

From Design to Fabrication

Once the design is approved, we start fabrication, which involves a meticulous process in which glass tubes are carefully bent and shaped to match the design.

These tubes are then filled with gases like neon or argon, which emit bright colors when electrified, creating the sign’s vibrant glow.

The final step involves sealing the tubes and installing the electrical components to ensure the sign operates safely and efficiently, making it ready to catch the eye of passersby.

LED Neon Signs vs Traditional Neon Tube Lighting

When considering signage options, businesses often weigh the benefits of LED neon against traditional neon tubes. Each has its advantages and disadvantages, depending on factors like durability, energy efficiency, and aesthetic appeal.

Traditional Glass Neon Tubes

Glass tubes have been around since the early 20th century and are known for their vibrant, warm glow that comes from the ionization of gas within a glass tube. This glow is unmistakable and often associated with a retro aesthetic that many find appealing.

Traditional neon is extremely versatile in terms of shaping and coloring; it can be bent into almost any form, offering a unique customization that LEDs struggle to match.

However, traditional neon signs require a higher voltage and consume more power than LEDs. They are also more fragile due to their glass composition and are more expensive to repair and maintain.

LED Neon Lights

LED, on the other hand, represents modern technology in signage. LED neon uses light-emitting diodes (LEDs) housed within a flexible plastic strip called LED neon flex that can mimic the look of traditional neon.

While LED neon might not have the exact light quality of traditional glass neon, it offers greater energy efficiency, using up to 80% less energy than traditional neon.

Additionally, LED neon is more durable, less prone to breaking, and easier to install. It also typically has a longer lifespan, reducing the frequency of replacements.

LED neon signs use the latest neon flex technology for low energy consumption. This Regency sign is an LED neon sign in Santa Paula, CA by Dave's Signs.
LED neon signs use the latest neon flex technology for low energy consumption. This Santa Paula Regency sign was made using LED neon.

The choice between traditional neon and LED neon often comes down to the specific needs and preferences of the business. If authenticity and a classic look are paramount, traditional neon might be the better choice.

For businesses looking for a more sustainable, durable, and cost-effective solution, LED neon could be the way to go.

In summary, traditional neon offers an authentic glow and customization that is perfect for a vintage look, while LED neon provides a modern, practical, and versatile alternative that is easier to maintain and operate. The choice is yours!
